New lifestyle district coming to West Fargo

Entertainment, ice skating, dining, shopping, outdoor patios, and a new lifestyle is soon coming to West Fargo. These are just a few of the amenities you can expect to develop at The Lights at Sheyenne 32 located on the corner of 32nd Avenue and Sheyenne Street in West Fargo. The Lights is a Sheyenne 32, LLC. project and slated to become a mixed-use space for people to live, work and play.

“The City of West Fargo is excited to have Sheyenne 32 develop this part of West Fargo into an active hub,” said Rich Mattern, mayor of West Fargo.

 

Construction is planned to begin fall 2017 in a two-phase process, with the second phase beginning in 2018. When finished, The Lights will feature three, 5-to 6-story mixed-use buildings surrounding a community entertainment area. The buildings will include retail, office, dining and other commercial tenants on the bottom floors, with one and two-story apartments above. A parking ramp with roughly 400 spaces is planned with all buildings also housing underground parking.

“With the downtown West Fargo revitalization projects Sheyenne Plaza and Pioneer Place on track it is time to move south with a concept that provides a first-class community space,” said Todd Berning, Sheyenne 32, LLC. managing partner.

The Lights at Sheyenne 32 evolved from the idea of mixed-use entertainment districts that you find in Los Angeles, throughout Texas, Cleveland, and Kansas City’s Power and Light District.

“Mixed-use developments are great for the community. They offer a point of interest for visitors, convenient living and working spaces for residents, and a concentrated property tax revenue source to benefit the community.” said Mattern. “Additionally, the entertainment space will be a great way to attract people to West Fargo and assist our sales tax revenues.”

The entertainment space is designed to offer year-round programming and events, and d├ęcor that transforms with the seasons.

“The goal is to have The Lights at Sheyenne 32 host more than 100 events a year with ample opportunity for the community to use it,” said Berning. “The biggest asset of the spot will be its versatility to host a variety of events, whether that be tailgating on a brisk fall day or a craft show in the spring. The options are endless!”

ICON Architectural Group has been selected as the architect of record and Gehrtz Construction Services will be the construction manager on Record. EPIC Management will be the manager of the living spaces when completed.
